SELECTION CRITERIA
VOB Development identifies and qualifies large-scale land sites of 200+ acres for hyperscalers, cloud providers, and major data center users. Our focus is on sites that offer the scale, infrastructure access, and development feasibility required for next-generation data center campuses.
POWER AND FIBER
We target locations with a clear path to 300 MW to 1,000 MW of power availability, supported by proximity to transmission lines, substations, utility infrastructure, and potential on-site power solutions, while also prioritizing strong connectivity through dark fiber access, nearby long-haul fiber routes, carrier diversity, and close proximity to a fiber Point of Presence (POP). Each site is carefully reviewed for power feasibility, delivery timelines, long-term expansion capacity, and opportunities to reduce connection costs, limit trenching and easement requirements, shorten deployment timelines, and improve network redundancy.
RISK SCREENING
Every site is screened for major development risks, including wetlands, flood zones, environmental constraints, steep topography, zoning limitations, and entitlement challenges. Our goal is to deliver sites that are not only large, but strategically positioned, infrastructure-ready, and capable of supporting hyperscale development.
